Utilizing Building Information Modeling in Facility Management and Research Operations

Innovations 10.01 is currently working with a state-of- the-art energy research facility in Colorado. As the project began, the design-build team approached the owner about utilizing BIM during design and construction to facilitate collaboration amongst the JE Dunn led project team as well as provide the owner with a populated tabular and graphical database upon project hand over. BIM would allow the design team to effectively communicate design intent while providing a visualization tool that allowed researchers to participate in the design process.

Upon completion of the facility, the client turned over the 3D model content to another department to be utilized for operations. However, the maintenance management system utilized by that department was not compatible with BIM content. This meant the 3D model would need to be converted to AutoCAD and stripped of all data compiled during construction. At this point, the two teams sought out a CMMS that could leverage the BIM investment AND handle the high level of detail associated with research operations.

As any lab operator can attest, research space is unique from traditional facilities. Aside from the typically higher asset density per square foot, research operations are based on a program of Preventative rather than Corrective Maintenance. Researchers must be provided with asset dependability, which is achievable through a highly detailed PM program coupled with a BIM and document management system that dispatches and documents work.

Innovations 10.01 was able to offer Site 10.01, the dynamic tool needed to effectively set up the vigorous PM program required to maintain assets, validate building data and track multiple lab configurations. Site 10.01 was able to provide space management and enterprise asset management solutions to assist in dealing with the high churn rate. The operations team was able to populate the system with the unaltered BIM data produced during construction close out. By utilizing the BIM data in this tool, users are able to leverage a map-based interface that locates specific information quickly. Building Automation Integration was also accomplished through Site 10.01 and allows the team to manage equipment based on actual asset health. All of this data was combined with preventative maintenance and inspection requirements to provide a single source CMMS. This allows the laboratory team to manage the facilities' maintenance requirements, research operations, energy management and capital forecasting in a single system. Providing quick access to all of this information within Site 10.01 makes it easy for staff to leverage it in daily operations - reducing troubleshooting time and optimizing the efficiency of the staff.

In 2010, Mr. Hall became a Vice President for JE Dunn Construction and was tasked with the development of BIM and collaboration best practices as the BIM Director of JE Dunn Midwest. In 2011, Mr. Hall started Innovations 10.01 to develop software solutions to enhance the interoperability of the information exchanged during design, construction, and building Operations.
